- Pre-qualify Your Client
One of our short sale negotiators will go through a complete telephone prequalification with you to verify your client is a good short sale candidate for whom we can assemble an approvable short sale file. - Create a Complete Document Checklist
We will create a complete document checklist for you to forward to your client (via email or fax) that is specific to the lender (s) on the property. While most lenders require the same basic documents, an increasing number of lenders require specific supplemental documents. For example, one lender requires that the borrower sign (and the signature must be notarized) their authorization release form before they will speak with an agent and another lender now requires the borrower to complete their personal financial statement form instead of the Fannie/Freddie form used by most lenders. - Recommendation
We recommend you not meet with your client until they indicate they have collected and copied all the documents on the list. For various reasons, Sellers seem to move with less urgency to get documents to you after you have put the property on the market. - Help With Pricing Strategy
We will help you execute a pricing strategy aimed at both securing an offer and gaining lender approved. The lender will want to see that an effort was made to get the highest price possible for the property. In many cases, though not all, that may mean initially listing the property for a price above where it will need to be to get an offer. - Provide Short Sale Specific Disclosure Document
We will provide you with documents and disclosure language to ensure you are following the “best practices” in the industry. - Provide Preformatted Process Overview Updates
When you are waiting for a short sale to close you will find that your seller, the selling agent and the buyer will all be looking to you for the answers. We will help you with the answers, and provide you information summaries, and process overview information that you can provide to each party so they won’t need to call you. - Up to the Moment Updates Online
We make it easy for you to go online, anytime, to get file updates, including summaries of conversations with loss mitigation. You will see the information real time as our software posts updates and conversation instantly. - And the Best Part
Your seller, the selling agent and the buyer can all log on and see the information as well. What can be viewed by each party will be controlled by Mortgage Resolution Services, Inc. at your direction. There should be no need for endless calls from selling agents asking you the same question they asked you yesterday. - We Will Reinforce Your Value
